Swire Properties Posts H1 2026 Profit of HK$3.631 Billion, Interim Dividend Up 5.71% to HK$0.37

Swire Properties reported a first-half 2026 profit attributable to shareholders of HK$3.631 billion, reversing a loss of HK$1.202 billion a year earlier. The company declared an interim dividend of HK$0.37 per share, up 5.71% year on year. Underlying profit rose 10.86% to HK$4.9 billion, supported by gains from selling two houses, while rental income from retail properties increased. The group affirmed its focus on Hong Kong investment and prudent capital allocation.

Swire Pacific announced its first-half 2026 results, with profit attributable to shareholders of HK$6.769 billion, up 7.31 times from the same period in 2025. Earnings per A share were HK$5.02 and per B share were HK$1.00. The interim dividend increased by more than 15%, with the first interim dividend of HK$1.50 per A share and HK$0.30 per B share. Underlying profit attributable to shareholders reached HK$7.843 billion, up 43.22% year on year, driven mainly by gains from residential property sales and the strong performance of Cathay Group in the first half. Recurring underlying profit was HK$6.962 billion, up 47.75%. Revenue amounted to HK$49.446 billion, an increase of 8.02%.

Regarding the HK$100 billion investment plan announced in March 2022, Swire Properties has deployed nearly 70% of the funds and continues to invest in flagship development projects in Hong Kong. In the Taikoo Place area, Swire Properties recently secured a quality land site to support the continued expansion and enhancement of the district.

Swire Properties announced its 2026 interim results, recording a profit attributable to shareholders of HK$3.631 billion, versus a loss of HK$1.202 billion in the same period of 2025. Basic earnings per share were HK$0.63, and the first interim dividend was HK$0.37 per share, up 5.71%. Underlying profit attributable to shareholders was HK$4.9 billion, up 10.86% year on year, mainly reflecting gains from the sale of two houses at 6 Deep Water Bay Road, partially offset by non-recurring gains recognised in the first half of 2025 from the disposal of interests in the Brickell City Centre mall and adjoining land in Miami, United States. Recurring underlying profit attributable to shareholders reached HK$4.661 billion, up 36.29%, mainly reflecting higher rental income from the retail property portfolio and the sale of the two houses.

During the period, Swire Properties' revenue totalled HK$9.413 billion, up 7.91% year on year. Office rental income was HK$2.638 billion, up 0.08%; retail property rental income was HK$3.768 billion, up 3.18%; and residential rental income was HK$219 million, down 0.9%. Swire Properties stated that the overall direction of its business is clear, with all segments showing growth momentum. The group will continue to allocate capital prudently, balancing near-term needs, financial performance support and long-term value creation, while remaining flexible in responding to market changes. The board will maintain its progressive dividend policy and continue investing in Hong Kong to contribute to its long-term development.
