Hong Kong July Pre-Sale Applications Fall 31% to 2,246 Flats; Pending Approvals Hit 21-Month High

The Lands Department announced that five private residential projects applied for pre-sale consent in July 2026, involving 2,246 units, a decrease of 1,026 units from June, or about 31.36%. The applications are spread across several districts on Hong Kong Island and in Kowloon, covering different developers and project sizes.
Among the projects, the joint development by Far East Consortium and the Urban Renewal Authority at Kwai Heung Street, Sai Ying Pun, involves 210 units; Kowloon Development's 33 Clearwater Bay Phase 3A in Ngau Chi Wan involves 411 units. Kerry Properties' Ngan Hon Street project in To Kwa Wan Phase 2 provides 259 units; CK Asset Holdings' Kai Ming Street project in To Kwa Wan has 566 units; and the Hong Kong Housing Society's subsidised sale housing project at To Kwa Wan Road provides 800 units.
As of end-July, the total number of flats awaiting pre-sale consent reached 13,734, a high of about 21 months since October 2024. The progress of related approvals and subsequent supply remain to be observed.
