Mainland Buyers Acquire 9,776 Hong Kong Private Homes Worth HK$107.1 Billion in H1 2026

Mainland Chinese buyers registered 9,776 purchases of private residential properties in Hong Kong in the first half of 2026, with total consideration of HK$107.1 billion, a record high. Transaction volume rose 25% from the second half of 2025. Primary market registrations reached 4,704, up 25% year on year, with HK$61.45 billion in value, while secondary market registrations rose 24% to 5,072, with HK$45.65 billion in value, up 31%. Kai Tak was the most active district with 1,161 registrations worth about HK$17.5 billion.

In the first half of 2026, Hong Kong's private residential market recorded 9,776 purchases by buyers registered under Mandarin pinyin names, with total consideration of HK$107.1 billion, a record high. Compared with the second half of last year, transaction volume rose 25%, and the total value also set a new record. Based on transaction count, the average purchase amount was approximately HK$10.97 million.

In the primary market, driven by developers' active project launches, 4,704 registrations by buyers with Mandarin pinyin names were recorded in the first half, involving HK$61.45 billion in consideration, up 25% and 22% year on year respectively. The secondary market recorded 5,072 registrations with HK$45.65 billion in consideration, up 24% and 31% year on year respectively, with the value increase more pronounced than the volume increase.

By district, the Kai Tak new development area was the most concentrated area for mainland buyer purchases, recording 1,161 registrations in the first half, involving approximately HK$17.5 billion. Taking the Cullinan Sky development in Kai Tak as an example, 34 transactions were recorded in the past six months, of which 16 were registered under Mandarin pinyin names and 4 were mainland buyers registered in simplified Chinese characters. One buyer purchased two four-bedroom units for approximately HK$130 million, at HK$47,000 per square foot. Ho Man Tin recorded 299 registrations in six months, involving approximately HK$5.94 billion, averaging about HK$19.8 million per transaction. Hong Kong's recent large-scale import of professionals has attracted nearly 280,000 talents from various sectors to work and develop in the city. Combined with the full removal of property cooling measures, mainland capital has continued to flow in.
