Published: Updated: By 24TopNews Editorial Desk

Prince Bay (Taiziwan) in Shenzhen's Nanshan District, positioned as the city's maritime gateway, has seen its two commercial projects — K11 ECOAST South Building and the Garden City Villa Block — reach high occupancy rates one year after opening. The K11 South Building, which includes a shopping mall and art exhibition space, has achieved a leasing rate of nearly 90%, anchored by a cross-floor luxury second-hand store UNIBUY SELECT and other niche brands. The Villa Block, focusing on outdoor brands and dining, has an opening rate exceeding 95%. Additionally, the coastal sports center is scheduled to begin trial operations in August.

Prince Bay, located in Shenzhen's Nanshan District, is positioned as the city's 'maritime gateway' and forms a key part of the coastal cultural and art district, which includes an international cruise homeport. Two commercial projects in the area opened during last year's May Day holiday: K11 ECOAST and the Prince Bay Garden City Villa Block. K11 ECOAST comprises the K11 Shopping Art Center and the K11 HACC multi-purpose art exhibition space. The Prince Bay Garden City Villa Block gathers outdoor experience brand stores facing the sea and specialty restaurants.

One year after opening, the K11 South Building has achieved a leasing rate of nearly 90%. The mall houses a cross-floor luxury second-hand store, UNIBUY SELECT, a brand from Oupai International that positions itself as a boutique trendy luxury multi-brand store focusing on international first-line new items and selected styles. In addition, a number of domestic and foreign niche brands and specialty restaurants have gradually moved in. Over the past year, K11 has continuously infused cultural and artistic content. During the summer holiday period, the mall held a Crayon Shin-chan IP theme exhibition, setting up a stage on the side facing away from the sea to play the cartoon, with a Kuke store next to it. The rooftop once hosted a sound healing experience activity. The NO FISHING coffee shop on the third floor of the South Building features 180-degree floor-to-ceiling glass facing the sea. The Prince Bay Garden City Villa Block has an opening rate exceeding 95%. The block features a pop-up space for brand POP displays and seasonal decorative installations — a pirate theme in summer and a snow house theme in winter.

The Prince Bay commercial district is a cultural tourism and lifestyle-oriented district, emphasizing the seaside living theater experience. The area's landscape faces the sea, offering a distant view of Lau Fau Shan in Yuen Long, Hong Kong.
