Shanghai-Listed Public REITs See Wave of Share Increases, Seven Projects Disclose Plans Since 2026

Two more Shanghai-listed public REITs — China Gold Shounong REIT and CSC Financial Shenyang International Software Park REIT — have announced share increase plans by their original equity holders and affiliates, bringing the total to seven projects since 2026. The increases will be executed through secondary market trading, with lock-up commitments. Underlying assets include a Beijing Haidian tech park with occupancy above 96% and a large Shenyang software park that has paid two substantial dividends within a year of listing.

China Gold Shounong REIT and CSC Financial Shenyang International Software Park REIT recently announced that their original equity holders and affiliated parties will launch fund share increase plans. Since 2026, five Shanghai-listed public REITs — CCB Zhongguancun REIT, China Merchants Sci-Tech REIT, China Universal Shanghai Real Estate Commercial REIT, CSC Financial Shounong Commercial REIT, and CICC Vipshop Commercial REIT — have disclosed increase plans, bringing the total to seven projects with the two latest additions.

The increase entities include original equity holders, controlling shareholders, and affiliates under common control, executing through secondary market auction trading at opportune times. Each project has set a range for increased shares or amounts, with some specifying minimum increase thresholds. Most entities have simultaneously made lock-up commitments, with shares acquired through the increases remaining locked for an extended period after the implementation cycle concludes.

Regarding underlying assets, China Gold Shounong REIT's underlying asset is a headquarters-type sci-tech innovation park in Beijing's Haidian District, with occupancy rates consistently maintained above 96%. Core tenants include leading technology companies such as Kuaishou and Xiaomi, and long-term lease renewals were recently completed. CCB Zhongguancun REIT and China Merchants Sci-Tech REIT focus on areas with concentrated sci-tech innovation resources, with park occupancy levels and rent collection remaining broadly stable. CSC Financial Shenyang Software Park REIT's underlying asset is a large software park project in Shenyang, with significant industrial agglomeration effects, having already distributed two substantial dividends within one year of listing. The underlying assets of these seven projects are either located in key industrial agglomeration areas, hold long-term leases locking in core tenants, or possess outstanding locational advantages with strong operating cash flow support.
